Australia’s Housing Supply Crunch FY23/24
This is the FY23/24 edition of our popular supply crunch whitepaper series. In this year’s review, many sub-markets’ supply crunch has been relieved due to a shift in some market conditions. However, it’s still not difficult to list 50 regions where the supply level is still extremely low compared to the demand – some even lower than last year.
In this edition, the InvestorKit research team presents 20 of these regions (Statistical Area Level 3, or SA3) that suffer the most from the supply crunch. In the selection of regions, we see a significant concentration in major capital cities where the tight supply is boosting a strong recovery momentum and regional QLD/SA, where the tight supply has contributed to the market’s resilience against the downturn as interest rates hiked.
For each of the regions, we go through their established supply risk, future supply risk, housing availability, people movement, price pressure, rental pressure, as well as price trends in response to the above influencing factors.
