Australia’s Housing Supply Crunch – 20 Undersupplied Regions

Australia is facing a decade-long housing supply shortage. In this month’s whitepaper, the InvestorKit research team presents 20 statistical area level 3 (SA3) regions that are facing a housing (freestanding house) supply crunch. This report could have easily been a “50 regions” report due to how undersupplied many sub-markets are at this point of time.

In the selection of regions, we see a significant concentration in New South Wales, regional Victoria, Southeast Queensland, and Greater Adelaide. As supply in these regions tightens, their house markets are showing strong resilience against the recent downturn and are set for further robust growth once the country is adapted to the lifted interest rates and sentiment returns.

For each of the regions, we go through their established supply risk, future supply risk, housing availability, people movement, price pressure, rental pressure as well as price trends in response to the above influencing factors.
