This is the FY24/25 edition of our popular supply crunch whitepaper series. In this year’s review, the supply crunch has continued to be relieved in many sub-markets due to a shift in some market conditions. However, it’s not difficult to list dozens of regions where the supply level is still extremely low compared to the demand – some even lower than two years ago.
In this edition, the InvestorKit research team presents 25 regions (Statistical Area Level 3, or SA3) that suffer the most from the supply crunch. In the selection of regions, we see a significant concentration in WA, regional QLD and Greater Adelaide, where the tight supply is boosting strong growth momentum.
For each of the regions, we go through their established supply risk, future supply risk, housing availability, people movement, price pressure, rental pressure, as well as price trends in response to the above influencing factors.
